Thank you very much for the nice reference and link to my website VictorianSource.com. My goal was to showcase the Victorian Period in all of Yonkers. Yonkers is still a treasure trove of Victorian homes. When you explore the site further you will find that all areas of Yonkers are well represented. Park Hill is only one of them. There are many drop downs in the Navigation Bar that will let you look at many areas of the city from 1860 to around 1915. I've tried to include river views, railroads, town views, historic sites, street scenes and individual homes along with historic articles and written recollections. My collection is vast and it will take years to upload the many more thousands of photos I have archived, but if you love this period of history as I do, check back often as I continue to build it. A number of current homeowners have "discovered" what their homes actually looked like 100+ years ago.... Thanks again!

Due to the very stiff competition in the real estate market, some owners levelled down with their requirements and even for the downpayment. I am pretty sure that if the demand for the housing business is high, the rules will change again.

Sharon

My understanding is that the landlord decided not to renew their lease for business reasons. Poultry Time posted a notice that suggested that they are opening elsewhere in New Rochelle. Hopefully they will! I miss them! There are a couple fo Facebook fan pages for Poultry Time that you can check out.

How is this different than a loan modification kit? That is basically a "forbearance" policy with a whole lot of paperwork, but it does help the lender and can do so for more than 6 months. In the end the homeowner stills owes the entire outstanding amount of the mortgage so the forbearance does little to help in the long run.

Love the breakdown of facts to Myths... Now if only the Media would let the public know that just about 10 months ago ...97.2% of homeowners with a mortgage were not in foreclosure and 93% we current on thier payments... not to mention that if they want to compare this to any depression... over 1000 banks closed in the 1930's and only 14 major banks closed in 2008... heaven forbid the media look at the stats...

Unfortunately over 20% of the people owe more than their home is worth and 40% of forclosures were NOO...and I am sure that has increased since Nov 08...the lending community thanks you for your support.

Peter,

The only way the real estate market can rationalize is to offer these distressed properties for rent determined by the market for a period of set years with a transferrable but epiring option to buy at a multiple of rent equal to let say a 7-10% cap rate. Valuations will be forced to compress but it will rationalize prices quickly. Lenders should be required to participate in the properties write down in the proportion of the initial debt of equity ratio of the original valuation. Do you like that idea?
